SERVICES AND PROCESS
1. Initial Planning & Land Aquisition
The first phase of any development project focuses on evaluating feasibility, securing land, and assembling a project team. Project requirements are defined, followed by site selection, land surveys, and environmental reports.
Within the initial planning phase, our team reviews financial projections and funding options. Once approved, closing documents are prepared to finalize the land purchase.
2. DESIGN & ARCHITECTURAL SERVICES
Our development team works closely with selected architects, engineers, and contractors to establish strategies, timelines, and requirements that allow the project to commence.
During the design phase, it's critical to explore any sustainability and energy-efficient solutions that would benefit the project.
3. STRUCTURING & ORGANIZATION
Before construction begins, our development team will explore different funding strategies. Depending on the scope of the project, this may include: collaborating with city/government officials, researching tax incentives, and securing partnerships through banks and/or investors.
4. CONSTRUCTION & PROJECT MANAGEMENT
The construction phase of the project can be broken down into three different phases: pre-construction, construction, and post-construction.
Within the pre-construction phase all permits, budgets, and cost projections are approved. The designated construction team will provide value engineering options for cost effieciency.
As the project goes vertical, development and construction work hand-in-hand to deliver quality, safety, and overall management of the process.
Once a project is near completion, a punch list and final inspections are completed.
5. LEASING & PROPERTY MANAGEMENT
Lockwood's in-house leasing and property management team will customize short-term and long-term solutions for leasing and sales, building maintenance, and strategies for efficient operational costs. In addition to a leasing and property management team, Lockwood has designated accounting and marketing departments to assist with additional needs, such as book keeping and advertising.
